BUYING A HOME

Shannon Gillespie
LET'S GO
Buying a home is a complex journey with thousands of decisions to be made along the way. Guidance you can count on is essential to buying a new home and negotiating the best price.

Initial Goals

  • Go over your wants and needs for your new home
  • Outline the buying process
  • Share current market information
  • Get to know you better
  • Answer all your questions
  • Determine if I am the broker for you

Important Questions

Tell me a little bit about what you’re looking for in a home:

  • What is your price range?
  • What locations/areas would you like to focus on?
  • Do you prefer detached (single family) or attached (condo)?
  • Do you want a new build or older home?
  • What size lot would you like?
  • How big do you want your home, in terms of square footage?
  • How many bedrooms and bathrooms do you need?
  • What type of garage or parking do you need – single, double, attached or detached? Off-street parking?
  • Any other specific features or comments?

The Process

  • Define your goals, research your options, make your plans
  • Get pre-approved for a loan
  • Set your budget
  • View homes
  • Make an offer and negotiate with the seller
  • Review Title Commitment
  • Schedule a Home Inspection and Appraisal
  • Secure your financing
  • Close the deal

Getting a Loan

Pre-approval: Meet with a lender and authorize them to examine your current financial situation and credit history. You will receive a document detailing the amount you can borrow to buy a home.

Need a referral? I would be happy to recommend some qualified lenders that my clients have been happy with.

Loan Tips:

  • Find out from your lender if you qualify for special programs that will help you afford a better home
  • Be sincere about your financial situation
  • Be realistic about how much you can pay each month

Showing Homes

While most home searches begin online, it is still important to view homes in person. While the property details may seem one way online, homes can be very different in terms of layout, design, workmanship and other aspects.

The key to the home search process is knowing what you’re looking for, and distinguishing between “must-haves” and “like-to-haves”. I can help by noticing things you might miss, providing expert analysis, and acting as an impartial sounding board. And with my direct access to Matrix and an office full of experienced listing brokers, you will gain access to homes that you might not be able to find on your own.

Homebuyer Facts:

  • 92% of buyers use the internet or mobile apps to search for homes
  • The typical buyer searches for 12 weeks and views 12 homes
  • 97% of buyers view real estate brokers as important in the home search process

Negotiating the Deal

When you find the home you want to buy, it’s time to make an offer. With your input, I will write up your purchase contract to officially make the offer that includes the sale price, your earnest money deposit amount, terms of purchase, preferred closing and possession dates, and other conditions.

You should carefully review these dates and terms with me to be sure they accurately express your intended offer. I am happy to address all of your questions along the way to be sure you understand.

Once your offer is written, I will present it to the listing broker for him/her to present to the seller. It may be accepted, countered, or rejected. If your offer is not accepted as is, I will help you through the negotiations for the counteroffer.

Negotiating Tips:

  • Be motivated but not too eager
  • Understand and respect the seller’s priorities
  • Look beyond the price (find negotiable elements like the amount of earnest money deposit, closing and possession dates, inclusions, etc.)
  • Remember the big picture

Inspection

A professional home inspection is crucial to the buying process. It will give you an evaluation of the overall condition of the home and items that need to be repaired and/or replaced. Inspectors are trained to identify all observable defects in a property, report them accurately and recommend the most appropriate way of addressing these conditions. Once this is complete, you can request that the seller make the needed repairs/ replacements in an Inspection Objection, purchase the property “as is”, or terminate the contract.
Inspection Tip: Radon Testing, Sewer Scopes, and Roof Certifications are common for buyers to have performed on the home they are purchasing

Property Appraisal

If you are using a mortgage to purchase your home, your lender will require an appraisal to be done to ensure that the value of the property is in line with the price you are paying. The licensed appraiser will visit the home and compare it to other similar homes that have recently sold nearby. If the appraised value is lower than the contract price then you and your broker will try to negotiate the selling price based on the appraisal value. Other options would be to pay the contract price knowing that the value has been determined to be lower, or terminate the contract.

Closing the Deal

Once you have completed all of these parts of the buying process, you are ready to close. Key steps at this point include:

THE FINAL WALK THROUGH: You can look at the home one last time to make sure it’s in the same condition as when you signed the sale agreement.

THE SETTLEMENT: On the Closing Date, you will meet with an escrow agent to verify and sign all the paperwork required to complete the transaction. Here you will take care of paying closing costs, legal fees, property adjustments, and transfer taxes. After this is complete, you will receive the property title and copies of all documentation.

About Me

After graduating from Colorado State University in 1980 with a degree in Finance and Real Estate, I began my fifteen year career in commercial real estate, focusing specifically on office leasing and sales in Denver, Colorado. In 1995 I formed Shannon Equities, Inc., which specialized in real estate sales and development, completing numerous condominium conversions along with multiple land development projects. After a brief, but successful, career with Dividend Capital Exchange selling a 1031 Real Estate Investment Trust product, I decided to focus entirely on my residential real estate business. I became a Realtor in 2009 where I have enjoyed using my well rounded expertise assisting hundreds of clients to fulfill their dreams. In 2015 and 2016 I lived in Todos Santos, BCS, Mexico working as the Director of Sales and Marketing on a 1,200 Acre project. However, missing the Colorado mountains and lifestyle, returned to where I grew up. An avid skier and cyclist, I welcome the opportunity to get outdoors anytime, occasionally golfing or fishing for a change of pace. I currently live in Biscayne, Cory Merrill after downsizing from a large house in Bonnie Brae. After raising two children in Denver, they have since flown the coop, with one living Golden, Colorado and the other in Washington, D.C.

“I’ve known Shannon since I was in high school as he is a family friend, so when it came time for my husband and I to finally start the house buying process, seeking out Shannon was a no brainer. And thank goodness we did. Shannon is an amazing realtor especially for first time home buyers. He helped us through the process every step of the way and answered every question we had. He listened to our wants and was always there when we’d send a new listing hoping to view the property. In short, Shannon makes the process easier and more manageable than I could’ve ever expected it to be.”
